HUDSON — The Planning Board endorsed a revised ANR plan for 152 Forest Avenue on a 3-2 vote, removing a "not buildable" designation from parcel A following the 2024 Affordable Homes Act. Chair Robert D'Amelio and member Darryl Filippi opposed the endorsement; members Joseph Mitchell, David Daigneault, and Rodney Frias supported it. Attorney Adam E.
Baldarelli represented owner Chaves and Monteiro Realty, LLC, seeking to clarify that parcel A is now eligible for a single-family home under Massachusetts General Law Section 6 of Chapter 40A. Kristina Johnson, Director of Planning and Community Development, noted the legal situation is rare, involving the "Merger Doctrine." The board also discussed the Master Plan update and the potential value of older mixed-use buildings.
