Hudson June Median Hits $697,450 as Market Holds Above $600K Midpoint

HUDSON -- A single-family home on Fort Meadow Drive crossed the $1 million mark in June, anchoring a month that produced 17 recorded deed transfers and a median sale price of $697,450 among transactions with disclosed prices.

  • MARKET OVERVIEW
  • Seventeen deeds were recorded in Hudson between May 31 and June 29, 2026, though sale prices were disclosed in only 10 of those transactions. Among the 10 with confirmed prices, sales ranged from $459,900 to $1,085,000, with a median of $697,450. Seven transfers show no consideration amount, a common pattern in deed data that often reflects trust reorganizations and intra-family transfers rather than arm's-length sales. The 10 priced transactions represent a moderate volume for a single month.
  • TOP SALES
  • The month's highest recorded sale was 63 Fort Meadow Drive, which changed hands June 4 for $1,085,000. Timothy R. and Christine Newell sold the property to Usha Thakrar. On the same street, 60 Fort Meadow Drive sold June 3 for $675,000; John J. Gill conveyed the property to Benjamin Croop and Haley Kerrigan. At 12 Riffles Lane, David M. and Suzanne M. Goyette sold to William P. Gullotti Jr. and Janice E. Gullotti for $975,000 on June 12. The sale at 16 Princeton Road closed June 1 at $735,000, with the Princeton Road Realty Trust conveying to Stephanie McClory and Hayden Klein. Rounding out the top five, 31 Green Street sold June 2 for $730,000; Raymond Burgos and Pamela Polanco sold to Elizabeth Lofgren Pierce.
  • NEIGHBORHOOD BREAKDOWN
  • Fort Meadow Drive produced two disclosed sales totaling $1,760,000, with prices of $1,085,000 and $675,000 — the street accounted for the month's highest transaction and demonstrated the widest intra-street price spread in the dataset. Barracks Road logged two sales from the same seller, Whitepond Development LLC, at Unit 15 ($599,900, June 16) and Unit 39 ($459,900, June 11), suggesting an active new or recently developed condominium project on that street. Warner Street recorded two transfers on the same date, June 10, at Nos. 64 and 66, though neither carried a disclosed price. The remaining priced sales — on Marychris Drive ($719,900), Brigham Street ($650,000), Green Street ($730,000), Princeton Road ($735,000), and Riffles Lane ($975,000) — were distributed across separate streets with no additional clustering.
  • MARKET NOTES
  • The dataset includes at least two identifiable condominium units — 15 Barracks Road Unit 15 and 39 Barracks Road Unit 39 — both sold by Whitepond Development LLC, consistent with a developer disposition of new units. One Brigham Street entry (111 Brigham St Unit 6C) also carries a unit designation. The remaining priced sales appear to be single-family residential transfers, though property type is not explicitly labeled in deed records. Seven of the 17 recorded transfers show the hallmarks of trust-related or intra-family reorganizations — sellers and buyers sharing surnames, or grantors identified as trusts conveying to named trustees — including entries at 51 Lincoln St., 23 Laurel Dr., 4 Causeway St., 64 Warner St., 52 Lake St., 42 Barnes Blvd., and 17 to some extent. These transfers carry no disclosed consideration and are not included in the price calculations above.
