Hudson Median Sale Price Reaches $719,900 in Active June Recording Period

HUDSON -- A commercial entity's $1.42 million acquisition of 29 South St. led Hudson property transactions recorded between June 6 and July 5, 2026, as the median sale price among disclosed transactions reached $719,900.

  • MARKET OVERVIEW
  • Eighteen deeds were recorded in Hudson during the period, though sale prices were disclosed in only 7 of those transactions. Among the seven priced sales, values ranged from $459,900 to $1,420,000, with a median of $719,900. The volume of 18 recorded transfers is relatively active for a single month, though the high proportion of undisclosed prices — 11 of 18 transactions — limits a full assessment of market conditions. Several of the undisclosed transfers appear to involve trust formations or intra-family conveyances, which commonly carry no consideration.
  • TOP SALES
  • The month's highest-priced transaction was 29 South St., which sold June 22 for $1,420,000. The seller was Pizzimento Family Realty Trust, and the buyer was Byrnes Holdings LLC, indicating a commercial or investment acquisition. 12 Riffles Ln. changed hands June 12 for $975,000; sellers David M. and Suzanne M. Goyette conveyed the property to William P. Gullotti Jr. and Janice E. Gullotti. At 35 Laurel Dr., Julie Robyn Aponte and Joshua A. Aponte purchased the property from Cloverhill Properties LLC on June 24 for $725,000. 26 Marychris Dr. sold June 17 for $719,900, with Tobias and Sarah Geraghty buying from an irrevocable trust. 135 Forest Ave. recorded a $609,000 sale June 18; Jose Mohan purchased from the Salser Family Trust.
  • NEIGHBORHOOD BREAKDOWN
  • Two sales were recorded on Laurel Drive — 35 Laurel Dr. at $725,000 and 23 Laurel Dr. at a price not disclosed — making it the only street with multiple priced or unpriced transactions on the same roadway during the period. Warner Street also saw two transfers in a single day, June 10: 64 Warner St. and 66 Warner St., both at undisclosed prices. Barracks Road produced two disclosed sales from the same seller, Whitepond Development LLC, suggesting an active new or converted development: 15 Barracks Rd. Unit 15 sold for $599,900 and 39 Barracks Rd. Unit 39 sold for $459,900, the lowest disclosed price of the period. Lincoln Street recorded two transfers — 35 Lincoln St. and 51 Lincoln St. — both at undisclosed prices. Among the seven disclosed sales, two fell below $650,000, three landed between $650,000 and $750,000, and two exceeded $900,000, with no transactions in the $750,000–$900,000 range.
  • MARKET NOTES
  • Bed, bath, and square footage data are unavailable from deed records, so price-per-square-foot analysis cannot be performed. The two Barracks Road unit sales from a single developer, Whitepond Development LLC, suggest a condo or townhouse development with at least two units trading during the period. Several transactions — including 59 Old Bolton Rd., 51 Lincoln St., 23 Laurel Dr., 52 Lake St., and 4 Causeway St. — show grantors and grantees with matching surnames or names, consistent with trust formations or estate planning transfers rather than arm's-length sales. The South Street transaction is the only deed with a corporate buyer, Byrnes Holdings LLC, signaling at least one non-residential or investment-driven acquisition during the period.
