HUDSON -- A $1.42 million deed transfer at 29 South St. -- the period's highest-priced recorded transaction -- headlined an otherwise middle-market month in Hudson, where nine of 19 recorded deeds carried disclosed sale prices and the median settled at $719,900.

Laurel Drive accounted for two of the period's 19 recorded transfers. The 35 Laurel Dr. sale recorded at $725,000; 23 Laurel Dr. transferred June 17 from Daniel Friedman to a revocable trust in his name, with no price disclosed. Lincoln Street also saw two transfers -- 35 Lincoln St. and 51 Lincoln St. -- both with no disclosed consideration.

By price tier among the nine disclosed sales: two transactions fell below $650,000, including 29 Temi Rd. at $460,000 and the condominium at 15 Barracks Rd. Unit 15 at $599,900. Five sales clustered between $609,000 and $749,900, covering Forest Avenue ($609,000), Old North Road ($675,000), Marychris Drive ($719,900), Laurel Drive ($725,000), and O'Neil Street ($749,900) -- the densest price band of the period. Two transactions exceeded $900,000: Riffles Lane at $975,000 and South Street at $1,420,000.

The 29 South St. transfer from a family realty trust to Byrnes Holdings LLC was the period's only sale to a corporate entity and the only transaction with a disclosed price above $1 million. The 15 Barracks Rd. Unit 15 sale -- $599,900 from Whitepond Development LLC to Ge Mao, recorded June 16 -- was the period's sole confirmed condominium transaction; the seller's LLC status suggests a developer or investor disposition.

Of the 10 transfers with no disclosed price, several follow patterns consistent with estate planning activity.
