Hudson sales top out at $999,999 with $680,000 median price in July

HUDSON -- Eighteen properties changed hands in Hudson between June 26 and July 25, with recorded sale prices ranging from $497,000 to $999,999 and a median price of $680,000, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 18 transfers during the period, of which 13 disclosed a sale price. The disclosed prices ranged from $497,000 for a home on Central Street to $999,999 for a property on Brook Street, with a median of $680,000. Five of the 18 transfers carried no disclosed consideration, several of them transfers of property into a revocable trust held by the same family rather than a sale between unrelated parties. Based on raw count alone, 18 recorded transfers is a moderate volume for a single month in a town of Hudson's size; the data does not include prior-period figures for comparison.

TOP SALES

The month's highest-priced transaction was 155 Brook St., which sold for $999,999. Sellers Robert W. Harvey Sr. and Robert W. Harvey Jr., both listed as trustees, conveyed the property to Heather J. Mullin and James F. Mullin.

133 White Pond Rd. sold for $914,900. Seller White Pond Rd LLC conveyed the property to buyer Briehanna Wilde.

44 Laurel Dr. sold for $860,000. Sellers Stephen J. Falcone and Lisa M. Falcone conveyed the property to Jonanthan E. Graniero and Jillian M. Greenspan.

80 Main St. sold for $810,000. The Unitarian Church of Marlborough and Hudson conveyed the property to Igreja Evangelica Povo de Deus Pentecostal.

26 Causeway St. sold for $765,000. Sellers Jeffrey T. Bonina and Linda A. Bonina, both listed as trustees, conveyed the property to Zoe Melanson and Matthew Melanson.

NEIGHBORHOOD BREAKDOWN

Laurel Drive was the only street with more than one recorded sale: 44 Laurel Dr. sold for $860,000 and 16 Laurel Dr. sold for $650,000, a difference of $210,000 between the two. No other street had more than one transfer in the period.

By price tier among the 13 disclosed sales: four sold under $600,000 (90 Manning St. at $505,000, 322 Central St. at $497,000, 36 Meadowbrook Rd. at $534,000, and 35 School St. Unit 35D at $555,000); five sold between $600,000 and $800,000 (10 Cedar St., 16 Laurel Dr., 107 Washington St., 5 Plant Ave. and 26 Causeway St.); and four sold at $800,000 or above (80 Main St., 44 Laurel Dr., 133 White Pond Rd. and 155 Brook St.).

MARKET NOTES

Four of the 18 recorded transfers moved property into a revocable trust held by the same individuals who previously owned it, rather than to a new owner, and none of those four disclosed a sale price: 40 Park St. (Antonio Federico and Lucia E. Miller to themselves as trustees), 24 Lakeshore Dr. (Gary R. Pelletier and Laurie Ann Pelletier to a revocable trust in their names), 13 Barretts Rd. (Peter W. Moran and Emilie A. Moran to themselves as trustees), and an unaddressed Hudson parcel (Gayla P. Martelli to herself as trustee of her own revocable trust).

Three additional sales involved sellers listed as trustees conveying to buyers with different surnames, all with disclosed prices: 155 Brook St. ($999,999), 26 Causeway St. ($765,000) and 16 Laurel Dr. ($650,000).

The dataset also included transfers outside the typical single-family sale: a condominium unit at 35 School St. Unit 35D ($555,000); a religious institution property at 80 Main St., sold by the Unitarian Church of Marlborough and Hudson to another congregation ($810,000); a commercial property at 46 Lake St., sold by Castro Auto Repair Inc. (price not disclosed); and 133 White Pond Rd., sold by an LLC ($914,900). Bed, bath and square-footage figures are not available from deed records and are not included in this report.
